Here are the five essentials every buyer should have ready to write a compelling offer:
In our area, we typically use one of three purchase agreements: the PRDS (Peninsula), CAR (California Association of Realtors), or SFAR (San Francisco Association of Realtors). Your agent prepares this contract along with any addendums or advisories. The goal is a “clean” offer—no vague credits or unusual requests—that gives sellers confidence in your seriousness.
A full lender pre-approval (often called “underwritten approval”) shows sellers that your financing is rock-solid. Unlike a pre-qualification, this means the lender has already reviewed your documentation. In a competitive market, a strong pre-approval allows you to move forward quickly and confidently.
Sellers want assurance you can close. Providing a proof of funds statement for your down payment—whether it’s from savings, investments, or a gift—gives them confidence. Alongside your pre-approval, it demonstrates financial readiness.
Most Bay Area listings include a full disclosure package and pre-sale inspections. By signing and returning this with your offer, you’re showing the seller you’ve done your homework, understand the property, and are ready to move forward.
Often called a “buyer love letter,” this is your chance to connect. Share a little about who you are, why you love the home, and what it would mean for your family. Sellers are people too—and sometimes they’ll choose a buyer they feel good about, even if the offer isn’t the highest.
