As we enter the heart of summer, Alameda County’s real estate market remains fast-paced and competitive. Buyers and sellers alike need to be informed and ready to act—especially with inventory and pricing shifting throughout the region.
Alameda is still in seller’s market territory. A balanced market typically has 5–6 months of inventory, and at 2.59, we’re still seeing more demand than available supply.
Compared to May, we’ve seen a small dip in new listings. This means fewer homes are entering the market, which could tighten competition even further in the short term.
Looking at the bigger picture, inventory is actually up from last year. This suggests a gradual increase in opportunities for buyers—especially those watching the market closely.
Homes are moving fast. In just over two weeks, many homes are already under contract. This reinforces the importance of acting quickly if you find the right fit.
Buyers are still offering above asking in many cases. Bidding wars remain common, especially for updated or well-located homes.
Alameda continues to hold strong on pricing. This median reflects both market demand and the enduring appeal of the area.
