As we move into summer, the San Mateo County housing market remains dynamic—and firmly in seller territory. Here's a closer look at the latest numbers and what they mean for buyers and sellers.
With just over two months of inventory, San Mateo continues to operate in a seller’s market. For context, a balanced market typically holds 5–6 months of inventory. This limited supply supports strong pricing and short time on market.
This short-term decrease shows fewer homes hitting the market in June compared to May. It may reflect seasonal shifts or seller hesitation—but for buyers, it means increased urgency and competition.
Despite the monthly dip, inventory has slightly increased year-over-year. This subtle gain provides some relief to buyers—but not enough to significantly shift the market dynamic.
Homes are selling fast. Two weeks is the average time a listing spends on the market before going pending. Well-prepared buyers are winning in this environment with pre-approvals and quick offers.
The average home is selling for 3% over the asking price—clear evidence that buyers are still competing. Multiple-offer situations remain common, especially for move-in ready or well-located homes.
