As part of our service, we manage the entire pre-sale preparation of your property in probate. Usually, this involves painting, refinishing, or replacing flooring material, staging, and some minor handyman repairs. There are a couple of things that really separate us – we’re quick and we’re efficient. Most of our projects take two weeks to, at most, a month and a half. We have established relationships with the same contractors which ensures trust and discounted rates.
Additionally, all of our contractors are licensed, bonded, and insured. You can rest assured that there’s not going to be any issues with who we hire for the preparation work.
We provide this program where we advance all of the funds and pay the contractors out of our pocket. Reimbursement happens when the house sells so that the estate doesn’t actually have to come out of pocket to invest in this work.
This is at no additional cost to you and there is no interest charge. We don’t begin any work without your approval. Contractors are paid once the job is completed and approved by you.
Most real estate agents take the “jack of all trades and a master of none” approach. They try to handle the preparation of the property, putting together documents and contracts, listing and selling the home, open houses, showings, negotiation, and more.

As the Lead Agent of RISE Homes, I handle the communication with potential buyers and other agents, showings and open houses, negotiation, and managing the rest of the team to make sure your sale is always being handled at a high level.
We also have a Listing Coordinator. She is responsible for scheduling and coordinating contractors and vendors; painters, flooring contractors, plumbers, electricians, handymen, photographers, stagers, inspectors, and more. She visits the house daily to check on progress. She sends you regular status updates with pictures and video so you are in the loop the entire time.
Our Transaction Coordinator is responsible for sending out documents and contracts for signature and triple checking everything to ensure all is in order.
I have been a realtor for over 10 years, and early on I saw a need for probate specialization. I decided to make properties in probate my niche and have made this my primary focus ever since. Many people who become an executor or administrator of an estate generally have a lot on their plate. Usually, the largest asset they have to sell is the house that the decedent owned. There is a lot going on and the responsibility of doing this can get very overwhelming. Sometimes they might choose to hire a realtor who is convenient; a friend or a recommendation from someone they know, without going through a more rigorous interview process. It’s critical that you hire someone who knows this process backward and forwards.

I am a certified Probate expert with the California Association of Realtors (CAR). I also sell at least two to three probate listings every month, and we are very knowledgeable with all of the documentation, and processes involved with the probate court.
