When meeting with sellers preparing their homes for market, we often provide straightforward recommendations to attract more buyers, ensure the home is “market ready,” and ultimately maximize the selling price. Some sellers, however, may feel their homes are fine as they are, preferring to sell “as is”—with original appliances, no updates, and not even a fresh coat of paint. While that’s certainly the seller’s choice, it’s crucial to remember that a realtor offers professional advice backed by data and market insights to support these recommendations.
It's important to understand that while you may feel comfortable with your home’s current look, potential buyers might view your personal design choices as tasks to be completed, especially if the style doesn’t match their aesthetic.
At a minimum, a home listed for sale should be in “move-in ready” condition, allowing buyers to imagine themselves living there right away. This approach not only attracts serious, well-qualified buyers but also helps achieve your desired price point. So, let’s say goodbye to the brown tile from 1987 and the unfinished yard full of dirt, and make your home ready to compete in the highly competitive San Francisco Bay Area market.
Kitchen Remodel 🍳
Why: The kitchen is often a focal point for buyers, especially in the Bay Area, where open and modern kitchen designs add considerable appeal.
Renovation Tips: Update cabinets, countertops (quartz and granite are popular), add energy-efficient appliances, and consider an open floor plan if possible. Other simple upgrades like new appliances or flooring can do wonders in a kitchen. These updates can yield a high return on investment (ROI).
Why: Bathrooms are another area where buyers seek modernity and functionality.
Renovation Tips: Replace fixtures, add a frameless glass shower, upgrade to dual vanities, and install quality tiling. People want a functional and clean bathroom. Keep it neutral! No one wants to move into a home with a nonfunctional toilet or a dirty bathtub. Bathrooms that feel luxurious and spa-like can boost property value.
Energy-Efficient Improvements 🔌
Why: With California’s emphasis on sustainability, energy-efficient features appeal to environmentally conscious buyers and can lower utility costs.
Renovation Tips: Install solar panels, energy-efficient windows, and insulation. Consider a smart thermostat and tankless water heater for additional appeal. If possible, upgrading the electrical to accommodate an electric car charger is a HUGE plus. We’ve toured homes with buyers where upgraded electrical and an installed car charger was the reason they put in competitive offers.
Outdoor Living Spaces 🏞
Why: The Bay Area climate makes outdoor living spaces highly desirable, offering functional areas for relaxation and entertainment.
Renovation Tips: Add a deck, patio, or outdoor kitchen, and use drought-resistant landscaping. Privacy features, such as fences or hedges, also appeal to many buyers. Even simpler ideas such as cleaning side yards, refreshing plants, and power washing go a long way. You want your yard to sparkle! (To give out-of-staters an idea, it’s early November and the temperature was over 70 degrees today- we use our outdoor spaces MOST of the year).
Basic Updates and Curb Appeal 🏡
Why: First impressions matter, and curb appeal can significantly impact a buyer’s perception before even stepping inside.
Renovation Tips: Freshen up exterior paint, replace the front door, and update landscaping. Make sure the driveway, walkway, and exterior lighting are clean and well-maintained. Exterior paint is something people often hesitate on. I understand the house was painted 10 years ago, and it still looks “alright.” Make it shine! Buyers are looking for fresh, clean, and bright.
