As we dive into Q2 of 2025, San Francisco’s housing market continues to show strong demand and limited supply—factors that are shaping this high-stakes seller’s market. Whether you’re looking to sell your home or buy into one of the Bay Area’s most competitive markets, understanding current trends is key.
San Francisco’s inventory is low. This number means that if no new homes were listed, the current inventory would sell out in just three months. For reference, a balanced market typically has 5–6 months of inventory. We’re still deep in seller territory.
Even more telling, the 12-Month Change in Inventory shows a 29.25% decrease from April 2024. In short: demand is outpacing supply, and listings are getting scooped up fast.
Median days on market: 39
Homes in San Francisco are not lingering. With properties averaging just over five weeks on the market, well-priced homes in desirable neighborhoods are going pending quickly. This is a key sign that buyer competition remains strong.
Sold to list price ratio: 108.8%
Homes are consistently selling for more than their asking price—on average, nearly 9% over list. This trend points to multiple-offer scenarios, bidding wars, and buyers willing to pay a premium for a foothold in SF.
Median sold price: $1,438,000
With home values staying steady and rising, sellers can expect strong returns. Buyers should be prepared to bring competitive offers, especially for well-maintained or move-in ready homes in desirable neighborhoods.
🟩 If You’re a Seller:
Now is a great time to list your home. With low inventory, high buyer demand, and prices exceeding list value, you’re in an excellent position to attract serious offers.
🟦 If You’re a Buyer:
Be prepared to move quickly. Homes are selling fast, and multiple-offer scenarios are common. Work with an experienced local agent to craft strong, compelling offers.
