Showcasing Westwood Knolls: Plenty Of Hills, Greenery & Nearby Conveniences
 
For a quaint neighborhood with views stretching all the way to Downtown San Francisco, the Westwood Knolls neighborhood of San Mateo offers a quiet and convenient place to call home in the Bay Area. Full of hills and well-kept homes, Westwood Knolls is the kind of neighborhood where people know their neighbors, and a peaceful setting is part of the appeal.
 
While it may feel secluded up in the hills, most residents know it’s only a few minutes to get to most of what you want and need in the surrounding area. Not far from major roadways and other popular destinations, Westwood Knolls borders Hillsdale to the north, Belmont to the south, Alameda De Las Pulgas to the west, and El Camino Real to the east. 
 
Close to 101 too, it’s simply a short drive to get on I-280 or 92, and most homeowners live close enough to walk to the nearest Caltrain station for commuting to the city or Silicon Valley. While much of the neighborhood is residential, you don’t have to go far to find restaurants and retailers. Hillsdale Shopping Center is nearby with a Nordstrom, movie theater, Pinstripes bowling, and more, plus the 37th Avenue/El Camino Real corridor adds more shops, restaurants, small businesses, and conveniences.
 
The 42nd Avenue area provides some additional small businesses, a cheer gym, and Mollie Stone; while San Mateo Medical Center and two elementary schools also make a home in the neighborhood. For added recreation and greenspace, Indian Springs Park is the neighborhood’s sole park with a picnic area, a play structure for kids, and space to walk your dog. 
 
As for the rest of Westwood Knolls, there are some apartment buildings, but most of the neighborhood consists of single-family homes. Primarily built up around the Mid Century like much of the rest of the city and the county, homes in Westwood Knolls tend to be single-level, rancher-style layouts with lots of trees, plants, and landscaping. Especially on the downslope, it’s common for some of the homes with basements to now have completed lower levels, too.
 
As of the start of summer 2022, home values in Westwood Knolls tend to be pretty much in line with the rest of the city and county of San Mateo, with a median range hovering around the low to mid $2 million mark. That’s not to say you won’t find some homes selling above that price and some selling below. For nicely kept homes, well-maintained lots, and plenty of nearby conveniences, you certainly cannot go wrong with the San Mateo neighborhood of Westwood Knolls.
